Relocating to Reno & Northern Nevada

A large share of my clients are moving here from somewhere else — California, the Pacific Northwest, the Midwest, or a military assignment. Buying a home in a city you don't know yet is a different job than buying one across town, and it needs a different approach.

Nevada has no state income tax, which is often what starts the conversation. But the practical questions — which side of town to live on, how bad the commute really is, whether the schools fit, what winter is actually like at 4,500 feet — are what determine whether you're happy in the house two years later.

I'll do video tours, drive neighborhoods for you, and tell you when the answer is 'not this one.' If you can visit, I'll build an itinerary that shows you the real tradeoffs across Reno, Sparks, south Reno, and the Carson Valley in a single weekend.

    Video walkthroughs, honest neighborhood commentary, and market data by area so you can compare Reno against Sparks against the Carson Valley on real numbers.

    Get financing in order early

    Out-of-state buyers often need lead time on employment verification and relocation packages. A local lender who has done this before prevents a lot of friction.

    A focused visit

    One well-planned trip usually beats three unplanned ones. We'll see a mix of areas and price points so you leave with a decision, not more questions.

    Offer, inspect and close from a distance

    Remote notarization, my eyes at the inspection and the final walkthrough, and clear communication across time zones.

Common questions

Does Nevada have a state income tax?
No. Nevada has no state personal income tax, which is one of the most common reasons buyers relocate here from California and other high-tax states. Talk to a tax professional about your specific situation.
Where should I live if I work in Reno but want more space?
Sparks, Spanish Springs, the North Valleys, Cold Springs and the Carson Valley all trade commute time for space or price. Which one fits depends on where in the metro you'll be driving and how often.
Can I buy a home in Reno without visiting first?
Yes, and clients do it every year. It requires video tours, an agent who will tell you what's wrong with a property, and a solid inspection contingency. I've handled it many times.
