Sell Your Home in Reno & Northern Nevada
Most homes that sit on the market weren't bad homes. They were priced on hope, prepared halfway, or marketed to the wrong buyer. Every one of those is fixable before the listing goes live, and that's where the money is made.
When I list a home, I walk the property with you first and tell you honestly what's worth fixing and what isn't. Not every update returns what it costs. I'd rather have you spend two thousand dollars in the right places than twenty thousand in the wrong ones.
From there we build a price based on the specific homes your listing will compete against that week, a preparation list, professional photography, and a marketing plan aimed at the buyer pool most likely to pay the most. Several of my recent listings went under contract in under a week.
How it works
- 01
Free home valuation
I'll pull the real comparable sales for your street and property type — not an automated estimate — and give you a defensible range with the reasoning behind it.
- 02
A walkthrough and honest prep list
Paint, landscaping, flooring, decluttering, deferred maintenance. We separate what buyers in your price band will pay for from what they will not notice.
- 03
Photography and presentation
Most buyers decide whether to tour your home from photographs on their phone. Professional photography is not optional, and neither is staging the shots properly.
- 04
Pricing and launch strategy
Price against your live competition, choose the launch day deliberately, and generate concentrated early attention. The first ten days on market matter more than the next sixty.
- 05
Negotiation and inspection response
Offers are evaluated on terms, not just price. I negotiate repair requests and appraisal issues to keep your net where it should be.
- 06
Close on your timeline
Coordinating your sale with your next purchase, a move, or an estate timeline is part of the job, not an afterthought.
Common questions
- How much is my home worth?
- The honest answer requires looking at your actual home and the homes it will compete against. I'll do that at no cost and with no obligation — call 775-432-4020 or book a meeting and I'll come out.
- What should I fix before selling?
- Usually less than people expect. Paint, cleaning, landscaping, lighting and obvious deferred maintenance almost always return their cost. Major remodels usually do not. I'll give you a specific list for your home.
- How long does it take to sell a home in Northern Nevada?
- Correctly priced and well-presented homes often go under contract within one to three weeks, with roughly 30 days to close after that. Pricing above the market is the single biggest cause of long days on market.
