First-Time Home Buyer Guide — Reno & Sparks, NV

The first purchase is the one with the most questions and the fewest straight answers available online. How much do I really need saved? What will my payment be? What happens if the inspection finds something? Those deserve real answers before you start looking at houses.

First-time buyers in Northern Nevada usually land in Sparks, the North Valleys, Cold Springs, or parts of Reno where pricing is still attainable. Each has genuine tradeoffs, and I'd rather explain them to you than let you discover them after closing.

There is no such thing as a question that's too basic here. Buying your first home should feel understandable, not intimidating.

Common questions

Are there first-time buyer programs in Nevada?
Yes. The Nevada Housing Division offers programs that can help with down payment and closing costs for qualifying buyers. Eligibility depends on income, price limits and credit, so confirm details with a participating lender.
What credit score do I need to buy a house?
It varies by loan program. FHA loans generally allow lower scores than conventional financing. Rather than guessing, a lender can pull your credit and tell you exactly what you qualify for and what would improve it.
Should I keep renting instead?
Sometimes yes. If you may move within a couple of years or your savings are thin, waiting can be the right call. I'll tell you honestly if that's what I'd do in your position.
