    Sell first with a rent-back, buy first with a contingency, or bridge the gap. Each has a cost and a risk. We pick one on purpose rather than by accident.

    Prepare the current home while you shop

    Prep work takes weeks. Starting it early means your home can hit the market the moment the strategy calls for it.

    Negotiate both sides toward the same date

    Close dates, rent-backs and possession terms are negotiable. Aligning them is most of the work in a move-up transaction.

Common questions

Should I sell my current home before buying the next one?
It depends on your equity, your comfort with risk, and current market conditions. Many Northern Nevada move-up sellers sell first and negotiate a rent-back so they can move once instead of twice.
Can I make an offer contingent on selling my home?
You can, and it's sometimes accepted, especially when your home is already prepared and priced correctly. How competitive that offer is depends on the specific seller and property.
