I hold the Certified Probate Specialist designation and work regularly with executors, administrators, trustees and the attorneys handling these estates across Washoe, Douglas, Carson City and Lyon counties.

    Estates often need a value as of the date of death as well as a current market value. I can provide market analysis and refer a qualified appraiser when the estate requires a formal appraisal.

    Secure and assess the property

    Vacant homes need attention: utilities, insurance, winterizing, and a clear-eyed assessment of condition and deferred maintenance before any decision about repairs.

    Decide between as-is and prepared sale

    Many estate properties sell best as-is to the right buyer pool. Others net meaningfully more with cleanout and cosmetic work. I'll show you both numbers.

    Sell with the court timeline in mind

    Confirmation requirements, notice periods, and multiple heirs all affect how the sale is structured. I keep the transaction moving without getting ahead of the legal process.

Often yes, though the process depends on the type of administration granted and may require court confirmation. Your probate attorney will confirm what applies to your case, and I'll structure the sale around it.
Do I have to clean out or repair the home first?
Not necessarily. Many inherited properties sell as-is, and for some estates that nets more after costs and time. I'll compare both approaches with real numbers before you commit to anything.
